By making a booking, you are agreeing to these terms and conditions on behalf of all attendees so please review them carefully. Please check your booking and confirm all details are correct within 48hrs of initial booking. If you book via a third party platform (Air bnb etc), the platforms T&C's also apply. These terms and conditions apply to the person making the booking at Drift Phillip Island (Drift PI) and includes anyone else present.

Bass Coast Accommodation Guidelines
The Bass Coast Shire Council in Victoria, has established a strict set of rules that short-term renters must follow to ensure community peace and order. Here are the key rules for short-term rental accommodation:

Noise Control and Behaviour Expectations: Renters must behave in a manner that does not cause inconvenience or annoyance to neighbours. Renters must keep noise to a minimum, especially during the night. This includes loud music, intrusive voices, and any other disruptive activities. To avoid complaints, please keep noise levels to a minimum between 8pm and 8am. (Complaints to council can result in our accommodation registration being cancelled. If a complaint is received around noise, inappropriate, dangerous or unacceptable behaviour, we will call your nominated mobile and this will be noted as a warning. Any further complaint will result in your booking being cancelled and you will be asked to leave the premises with no refund or credit provided. Official council noise restrictions apply outside these hours:

Waste Management: Renters are required to manage their waste properly by using the correct bins and following local waste disposal guidelines.

Parking Regulations: Vehicles must be parked in designated areas only. Renters should avoid parking on lawns, nature strips, or blocking driveways and other access points. The number of vehicles allowed in the booking must not be exceeded (max 7 vehicles). Additional accommodation is not allowed on site by way of tents, caravans, campervans or similar facilities.

Guest Maximum: The property must not be used by more than the number of guests booked and paid for on your reservation, either visiting or staying at the property, without written approval. Additional guests will be charged accordingly noting that the maximum guest count cannot exceed 15 with numbers for each accommodation being:

Additional Information
Bookings

Arrival/Departure Times: Arrival is from 2pm on the day of arrival and departure is before 10am on the day of departure. This property has keyless access and you will be given a code prior to arrival so check-in time is at your discretion. Any changes related to early arrival or late departure times need to be agreed prior at least one day prior. No refunds are provided for late arrivals, early departures or unused days of your reservation. At the discretion of Drift PI management, checkout after 10am without prior approval may incur the equivalent of an additional day's rental.

Access: We have keyless access to the property. Your 4 digit pin will be emailed to you prior to your arrival.

No Schoolies/Parties/Commercial Activity: We have a strict no schoolies policy and do not book to people under 25 years of age unless children are accompanied by parents staying at the property. Due to the strict Bass Coast Council noise restriction, and guest booking limitations listed above and the associated penalties (see Bass Coast Accommodation Guidelines) , there is a strict NO PARTY policy. Drift PI is for holiday rental only; no commercial activity is allowed.

Booking Agreement: The booking agreement is exclusively with the person making the booking for the dates specified and their confirmed guests. No transferring of this booking or subletting of any kind is allowed. All booking fees are payable prior to the start of your booking and are inclusive of GST in Australian dollars.

​Direct Bookings: For direct bookings not using a third party platform (Air bnb etc), Drift PI requires the holding of credit card details as security for damage, excess cleaning costs and extra charges incurred in relation to your visit. A $500 pre-authorisation will be activated on the morning of arrival and will be deactivated not later than 7 days after departure if no funds are required to be retained for inventory loss, cleaning or damage. If the cost incurred exceed the pre-authorisation amount, you agree to the debiting of the additional amount from your credit card.

Owner Access: Drift Phillip Island management reserve the right to enter the property at any time. Adequate notice will be provided via your nominated mobile unless there are believed to be 'at risk' activities that require urgent intervention (including breaches to these T&C's).

Cancellation Policy
- For bookings made through third party platforms (Air bnb etc), the ir specific cancellation policies will apply. For bookings made directly through Drift PI, the following cancellation policy applies:

Full credit if cancelled at least 30 days before check-in

50% credit if cancelled between 7 and 30 days before check-in

No credit if cancelled less than 7 days before check-in

Full refund if cancelled within 48 hours of booking, if at least 14 days before check-in

Refunds will expire 2 years from the refund date.

Travel Insurance: Guests are encouraged to take out travel insurance to cover unexpected events.​
No Smoking

No Smoking inside the property or within the Drift PI grounds. If smoking occurs within the building, an additional $700 will be charged to your credit card to cover the cleaning of carpets, curtains and air conditioners. If smoking is detected within the property, we will call your nominated mobile and this will be noted as a warning. In the event of a second offence, you will be asked to leave the premises with no refund or credit available.
Pets

Pets are not permitted. Evidence of pets will incur additional cleaning costs.

​Security

To ensure the security of the property and your personal belongings, you are required to close all doors and secure the building whenever not present. Keyless locks are secured by holding your hand over the keypad. ​

Drift PI does not have insurance cover for your personal belongings. Therefore, we take no responsibility for any loss or damage to personal belongings during or after your stay regardless of how or where the loss or damage occurred.

External security cameras are located at the property and these operate 24 hrs per day.​

​Guests are fully responsible for their visitors and children, including any injuries or harm that may occur on the property and its surroundings.

​Linen​

We provide the following linen for your stay: All bedding, bath towels (including beach towels) and tea towels.

Cleaning

We aim to provide a high level of accommodation for all guests. We appreciate your cooperation in helping us provide an ongoing positive experience for future guests by leaving the property as you found it. Removing shoes indoors is appreciated. A standard clean is included as part of your booking but prior to leaving, please:

Wash all dishes/kitchen utensils and put away those not in the dishwasher.

Clear out the oven, fridge and pantry.
-
Report any damage or breakages.

Remove rubbish to external bins.

Any extra cleaning needed beyond normal use will incur a minimum charge of $150 (calculated at $75 per hour for two hours), along with any additional time required, billed at the standard hourly rate.
We want you to have a great experience at Drift PI but we are aware issues happen. Compensation will not be discussed unless we have been informed and allowed the opportunity to solve the issue.
